All LSH accredited accommodation providers must supply a valid electrical installation condition report (EICR) for their properties. This report covers the ‘fixed’ electrical parts of the property, like the wiring, plug sockets, light fittings and the consumer unit (fuse box). It does not cover electrical appliances, such as fridges, televisions etc., which are instead inspected as part of a portable appliance test (PAT test).
Accommodation providers have a legal obligation to keep the electrical installations in their property safe and in proper working order. It is been best practice for all landlords to organise periodic inspections and testing and to provide a report to the tenant. As part of the terms of the LSH Standards, we will only accept EICRs for a maximum period of 5 years, even if the electrician has issued it for a longer period.
